Luxury and privacy at Meyer House

SINGAPORE (EDGEPROP) - When Meyer House, a 56-unit luxury development by Kheng Leong Co and UOL Group was launched in the middle of 2019, the developers hailed it as “the Nassim of the East”. The Nassim address is easily the most prestigious in prime District 10, and it’s where Kheng Leong and UOL, together with Orix Capital, had jointly developed the 100-unit Nassim Park Residences over a decade ago.
The Meyer House site is a redevelopment of the former Nanak Mansions which sits on a freehold plot of about 109,630 sq ft in prime District 15. The site was purchased en bloc by Kheng Leong and UOL for $201.1 million back in September 2017. The site had the potential to be redeveloped into a 203-unit development, if it was based on compact apartments.

‘Premium address in the east’

Instead, the joint-venture partners decided to build just 56 luxury apartments. “Meyer Road is one of the most premium addresses in the east,” says Liam Wee Sin, group CEO of UOL Group. “We felt that it was a location that gives us an opportunity to plant a project with large format units, which is very rare these days as everyone is building small units.”

Liam decided to bring together “three masters” to collaborate on the design of Meyer House: celebrated Singapore-based architectural firm WOHA as the design architect; interior designers Yabu Pushelberg, famous for designing the interiors of luxury hotels such as Park Hyatt Bangkok, Four Seasons Downtown New York, Pan Pacific London and Raffles Sentosa Resort & Spa; and German landscape designer, Ramboll Studio Dreiseitl (RSD).
The smallest units in the development are three-bedroom apartments, with sizes from 1,862 to 2,013 sq ft. The majority, or 40 out of the 56 units, are four-bedroom apartments with sizes between 2,820 and 3,315 sq ft. There are also six penthouses which have sizes from 5,662 to 5,683 sq ft. Every unit, from the smallest three-bedroom apartment to the penthouse, will have its own dedicated lift. This, according to UOL’s Liam, is a first for a luxury condominium in Singapore.

‘English garden’

Meyer House was designed such that it fronts the 60,000 sq ft Meyer Road Playground that will be enhanced by RSD as an extension of the internal landscaped garden of the project. The landscape design is inspired by an English garden, says Liam.
Units at Meyer House are arranged around a central landscaped courtyard, with a swimming pool and water features. Every unit will therefore have a view of the greenery. Facing units are set at least 45m apart for greater privacy. “To create the ‘landed housing’ feel, you must have a sprawling garden and good distance between blocks,” explains Liam.

In order to showcase the exclusivity of the project, construction is underway and scheduled to complete sometime in 2Q2021. “We want to allow people to see the finished product so they can appreciate the space of the apartments,” says Liam. So far, nine units have been sold at prices ranging from $4.45 million for a three-bedroom unit to $13.8 million for a penthouse.

Alternative to the traditional prime districts

Liam reckons Meyer House will appeal to Singaporeans as well as foreigners who see Singapore as a safe haven. “It’s suited for those who want exclusivity, and not necessarily in the traditional prime districts of 9, 10 and 11,” he says.

At the EdgeProp Excellence Awards 2020, Meyer House won not only the Top Luxury Development Award but also the Showflat Excellence Award. According to Angela Lim, founder of design firm SuMisura, who was part of the panel of judges for the awards, Meyer House’s sales gallery and show flat made a strong impression on the judges.
The developers made an effort to showcase the materials used in the actual development, for instance, the façade of glass fibre reinforced concrete. Designed by WOHA as an architectural feature, it not only gives the development “a stately, handsome exterior”, but also provides an additional layer of sun-shading as well as frames the view from the bedrooms.

Yabu Pushelberg designed the interiors of the sales gallery and showflat, which also include customised furniture pieces. “The showflat was warm and luxurious,” says SuMisura’s Lim.
The English garden setting in a courtyard space between the sales gallery and the showflat was designed by RSD to give visitors a foretaste of what the actual landscaped courtyard garden at Meyer House will be. “The concept is of a private garden that is like an extension of your balcony,” says UOL’s Liam.
