Final units for sale at CapitaLand’s J’den as transformation begins at Jurong Lake District

With more than 90% of the residential units at J’den already sold, the window of opportunity is quickly closing to be among the first group of homeowners to capitalise on the rejuvenation of the Jurong Lake District (JLD).
Under the forthcoming appointment of a master developer that will take charge of developing a sprawling 6.5ha white site, JLD will transform into Singapore’s largest business district outside the central area. This will bring new homes, businesses, amenities, and recreation facilities to future residents.
J’den is developed by one of Singapore’s leading real estate developers, CapitaLand Development, the development arm of CapitaLand Group. Remaining units at J’den consist of three- and four-bedroom varieties, including premium units, and CapitaLand has leveraged its experience and expertise to curate the most compelling homes for families.

A district of gardens and lakes

The transformation of JLD will see more than new commercial developments take root around the Jurong East area; it will also incorporate a variety of urban live, work, and play elements along the Jurong Lake Gardens — a district of gardens and water bodies.
A slew of new recreational facilities and leisure activities around Jurong Lake Gardens will cater to the thriving resident population in and around JLD.
More than 40% of the district will be set aside for parks and greenery, including more than 10km of active lakefront promenade around Jurong Lake. Anchoring this will be the refreshed Chinese Garden and Japanese Garden, which are currently undergoing redevelopment that is expected to be completed later this year.
New features at the revamped Chinese Garden include an event lawn, an edible garden, a bamboo tunnel and waterfall corridor, a moon lantern terrace, and a nature trail for children to explore nature and biodiversity.
Meanwhile, the Japanese Garden will introduce a new floral show garden, multi-purpose hall, water lily pond, and a flowering canopy walk. The Chinese and Japanese Gardens will be connected by a pedestrian promenade and boardwalk.

Another signature attraction by the lake is a brand-new Science Centre that is designed by renowned architecture firm Zaha Hadid Architects, in collaboration with Architects 61. The new Science Centre will be Singapore’s largest living laboratory to showcase real-world applications of science and technology.
The new centre will feature a children’s gallery that is more than twice the size of KidsSTOP in the existing Science Centre, an interactive outdoor waterplay area and discovery trails. An outdoor activity plaza and observatory will help to bring the wonders of science to future generations. The new Science Centre will open in 2027.
Residents of J’den will be among the first to experience this transformation at their doorstep, as well as existing facilities like Wag & Wild — Singapore’s largest dog water park — at Jurong Gateway Road. Families will enjoy various weekend outing options as the district takes shape.

10-minute neighbourhoods

JLD will comprise several neighbourhoods where amenities, green spaces, and public transport nodes will be within a 10-minute reach by walking, cycling, or public transport.
At JLD, a comprehensive network of pedestrian linkages, collectively called J-Walk, connects buildings and public transportation nodes like MRT stations and bus stops. This 4km route will link J’den to the Jurong East MRT Interchange, Ng Teng Fong General Hospital, Westgate, IMM and JEM.
J’den will be one of the first new buildings to join this planned pedestrian network. When the development is completed in 2028, residents will be able to walk uninterrupted to the new Jurong East Integrated Transport Hub, which will house a community club, a sports centre, the Jurong Regional Library, offices, and retail spaces.
Two upcoming MRT stations will further enhance the overall connectivity within JLD.
The Jurong East MRT Station currently serves as an interchange for the East-West and North-South Lines. By 2028, it will be a triple-line MRT Interchange with the addition of the new Jurong Region Line.
By 2032, JLD will eventually be served by four MRT lines with the completion of the Cross Island Line, offering residents in the vicinity direct connections to the CBD, Changi Airport and Jurong Innovation District.

Spacious and flexible homes for families

Today, the only remaining units for sale at J’den are its three- and four-bedroom units. The project saw overwhelming demand when it was launched for sale last November. Since then, eager buyers have snapped up all the one- and two-bedroom units. Buyers also flocked to the three-bedroom units which were very well-received during the sales launch, and this unit type saw a strong take-up rate of more than 90%.
Typical three-bedroom units range from 1,141 to 1,184 sq ft, and there are three-bedroom-plus-study premium units of 1,259 sq ft.
Meanwhile, four-bedroom premium units are 1,485 sq ft. The three- and four-bedroom premium units are also the only unit stacks in the development to feature a private lift and are fitted with top-of-the-line MIELE kitchen appliances, fittings, and unit provisions.

These are some of the functional, yet elevated touches offered by CapitaLand for its larger-sized and premium unit types. The developer has also capitalised on the fact that J’den is a non-prefabricated prefinished volumetric construction (PPVC) development. This means that owners have much more flexibility to customise the layout of their homes according to their preferences and lifestyle choices.
An excellent showcase of this flexibility is in the design of the four-bedroom showflat, which merges the master bedroom with an adjacent bedroom. This layout opens up a variety of options for the adjacent bedroom such as a walk-in wardrobe, a private study, or an attached nursery.
The living room of the four-bedder is exceptionally wide, and when it is merged with an adjacent bedroom, expands the area to be able to host large parties at home. Units are also mostly north-south facing with views of Jurong Lake Gardens or the JLD skyline.

Residents of J’den will enjoy an impressive array of condo amenities and facilities, especially targeted for families. For instance, the highlight of the amenities deck on the third floor features a winding lazy river, a play pool, a bubble pool, a Jacuzzi, and a 50m lap pool.
J’den is the last chance for homeowners to be one of the early adopters of an affordable mixed-use development in JLD. In addition, the selling prices of future residential projects in this district look set to increase as the ongoing transformation of the district takes shape.
With more than 90% of units sold so far, this landmark project by CapitaLand Development is a project not to be missed.
