HDB Grants: What are you eligible for?

Purchasing a HDB is one of life’s biggest milestones, and it doesn’t come cheap. The good news? There’s a number of government grants available, which should ease the strain on your bank account! But, which subsidies might you be eligible for? We did the groundwork and got it covered in this comprehensive guide to HDB grants.
For First-Timer Couples
Note: This refers to first-time couples who are both Singaporeans
Juggling between planning a wedding and putting together a place to roost definitely puts a dent to one's savings! But fret not, whether you’re looking at purchasing a BTO, resale or Executive Condominium (EC), HDB has plenty of grants to lighten the load for first-timer couples.

New homeowners often make the majority of HDB buyers, but what if you're not a Singaporean citizen or it’s your second time tying the knot? Don't worry, there are grants for you too; HDB has several grants made to alleviate the financial burden for various types of homeowners.
Other Grants You Might Be Eligible For
1. For Singles (Above 35)

Here’s the icing on the cake for all you strong, independent individuals out there - a place to call your own! For singles above 35 years, the ultimate bachelor/bachelorette pad is within reach, with four HDB grants making it closer than it seems:
1. Additional CPF Housing Grant (AHG) for Singles
What is it?: Subsidies of up to $20,000, for new or resale, 2-room Flexi flats or larger in non-mature estates, depending on monthly income.
Requirements: Monthly income does not exceed $2,500.

2. Special CPF Housing Grant (SHG) for Singles
What is it?: Subsidies of up to $20,000, depending on monthly income.
Requirements: Monthly income does not exceed $4,250 – this grant can be combined with the AHG if your profile qualifies.
3. Singles' Grant
What is it?: An allowance of $20,000 (5-room or bigger), and $25,000 (2 to 4-room) resale flats.
Requirements: Individuals whose monthly income does not exceed $6,000 for purchasing flats under the Single Singapore Citizen Scheme.
4. Proximity Grant
What is it?: A subsidy of $10,000 for resale flats, if you're staying with parents.
Requirements: Monthly income does not exceed $6,000.
2. For First-Cum-Second Time Couples

They say the second time round is the charm; These grants apply if one of you is a first-time applicant, but the other has received an HDB housing subsidy in the past.
1. Additional CPF Housing Grant (AHG) for Singles
What is it?: As the first-time applicant in the relationship, you are still eligible for the AHG (Singles) grant.
Requirements: Half of your monthly household income cannot exceed $2,500.
2. Special CPF Housing Grant (SHG) for Singles
What is it?: Likewise, you are also eligible for the SHG (singles) grant and get up to $20,000 subsidies for only new 2-room flexi to 4-room flats in non-mature estates
Requirements: Half of your monthly household income cannot exceed $4,250.

3. Half Housing Grant
What is it?: For resale flats and ECs, couples can get $25,000 in allowances when they purchase a 2 to 4-room resale flat or $20,000 for a 5-room or bigger resale flat. Those purchasing an EC can also get from $5000 to $15,000 worth of subsidies, depending on their income.
Requirements: For resales, the monthly household income ceiling is $12,000 for couples; $18,000 if applying with extended family. For ECs, monthly income is capped at $12,000.
3. For Those Who Want To Live Near Their Parents

Don’t want to be separated too far from your loved ones? The government actually encourages couples to move closer to their parents or married children.
1. Proximity Housing Grant (PHG)
What is it?: A $20,000 subsidy when you purchase a resale flat to live with or close by your parents.
Requirements: Parents must either be living in the same resale unit, in the same town or within two kilometers, regardless of their property type.
4. For Those Who Have A Non-Citizen Spouse

Even if your other half isn't a Singaporean - but you are - you can still apply for these HDB grants as a single applicant.
1. AHG (Singles) and/or SHG (Singles)
What is it?: Similar to what you might receive as a single homeowner, get up to $20,000 in grants each for new, 2-room flexi flats or bigger in a non-mature estate. Depending on your income, the AHG and SHG may be combined.
Requirements: Monthly income caps of $2,500 for AHG (Singles) and $4,500 for SHG (Singles) respectively.
2. Singles Grant
What is it?: Subsidies of $20,000 for 5-room or bigger resales or $25,000 for 2- to 4-room resales.
Requirements: Monthly household income cannot exceed $12,000. For lower to mid income Singles Grant applicants, this may be combined with the AHG (Singles).

Things To Take Note

Subject to further criteria, do your homework on the HDB grants carefully to make sure you qualify! Keep an eye out for these conditions:
- HDB ownership status
- (Have you owned, sold or bought a HDB flat, DBSS or EC previously?)
- Private property ownership
- (Do you own existing private/overseas property or have disposed of them in last 30 months?)
- Citizenship status
- (Are you a non-citizen, Singapore PR or Singaporean?)
- Age
