Last November, CapitaLand launched the balance 182 units in Sky Vue, with discounts of up to $150,000. The launch was met with keen interest and buyers have since snapped up at least 120 units, including three penthouses. This elevated the project’s take-up rate to 90% and sales have since continued to gather momentum.
CapitaLand attributed the strong sales to a confluence of factors — a premium location, affordable price quantum and nearing TOP date, estimated at year-end.
Prices for the smaller two-bedroom units, for example, averaged $1.1 million, based on URA caveats since November. Separately, one-bedroom units cost $850,000 on average. It comes as no surprise that Sky Vue appeals to young buyers in their 30s or early 40s.
In addition, the balance units at Sky Vue are located on the 28th floor and above, collectively branded as “The Sky Collection”, where residents enjoy the panoramic view of the surroundings including Bishan Park.
Sky Vue comprises 694 units housed in two sleek 37-storey towers. Its extensive range of facilities include a 50m lap pool and four Sky Lounges on the 37th floor for residents’ enjoyment and for entertaining guests.

Sky Habitat — Landed living in the sky
While Sky Vue attracts younger buyers because of its lower entry price, Sky Habitat appeals to buyers who appreciate its bespoke architecture and spacious living.
From afar, the bold and eye-catching architecture of Sky Habitat by famed architect Moshe Safdie breaks the monotony of the skyline around it. Safdie’s design is characterised by a dramatic stepping form, creating a three-dimensional matrix of homes, private terraces and public gardens.
The design also provides for lush vertical greenery, optimal orientation relative to the sun, naturally ventilated units and generous views. The development is open, allowing air to breeze through and lights to penetrate. Residents can enjoy panoramic views from any of the three sky bridges on the 14th, 26th and 38th floors.

Most of the balance units at Sky Habitat come with outdoor terraces where residents can host dinner parties, spend family time and tend to a garden; it is also a space for pets to roam. As a thoughtful detail, CapitaLand erected covered trellis for all the terraces to shield users from the elements.
Residents get an unsurpassed experience of landed living in the sky with generous space. The balance two-bedroom units, for example, start from 1,066 sq ft; the three- and four-bedroom units start from 1,399 sq ft and 1,550 sq ft respectively. There are also penthouses measuring 2,551 to 3,671 sq ft.
As part of his community-centric design, Safdie incorporated three sky bridges linking the two towers at Sky Habitat. The bridges on the 14th and 26th floors were designed as sky gardens with a range of facilities such as a gymnasium, an outdoor exercise area, a karaoke room, a movie screening room and reading/games lounge. The highest bridge — on the 38th floor — features a Sky Pool with a panoramic view of the city and park.
With prices starting from $1,380 psf, Sky Habitat offers a value proposition for a city-fringe project. Completed in 2015, the 509- unit project has also attracted 153 rental contracts, according to the latest URA rental statistics. Monthly rents for the larger two-bedroom units averaged $3,600 whereas those for three-bedroom units ranged from $3,900 to $6,500 depending on the size.
