DEAL WATCH: Bungalow on Jalan Lateh, off Sommerville Road priced below valuation

A double-storey detached house located on Jalan Lateh, a landed estate off Sommerville Road and Braddell Heights, has been listed on TheEdgeProperty.com for $7.6 million, or $1,056 psf, based on a freehold land area of 7,201 sq ft.
The house has a built-up area of 4,366 sq ft and comes with seven bedrooms. There is also a swimming pool and garden on the property. It was renovated four years ago at an estimated cost of $1 million. According to the marketing agent, Laura Moo of PropNex, the asking price for the property has already been cut by $1 million. It was recently valued at $8.6 million ($1,194 psf), which means the latest price tag is $1 million below valuation.
“The bedrooms are very spacious,” says Moo. “Renovated in 2012, the house has high-end finishes and fittings.” The property sits on a hillock and offers unobstructed views, she adds. The house is on the market, as the owners have moved to France.

The owners have lived in the property for more than 20 years, having purchased it in November 1995, according to a caveat lodged then. The detached house next door sits on a slightly smaller freehold plot of 7,190 sq ft. It changed hands for $3.05 million ($424 psf) in January 1996 and most recently in October 2012 for $6.39 million ($888 psf).
The most recent transaction of a detached house on Jalan Lateh was that of a property sitting on a land area of 11,022 sq ft. It was sold for $9.5 million ($862 psf), according to a caveat lodge on Aug 15.
