Attractive location, pricing and product offerings draw buyers

Few developments tick all the box­es when it comes to location. One such development is Thomson Impressions, an exclusive 288-unit residential development on Lorong Puntong, in the Bishan-Thomson area. Buy­ers - drawn primarily to its premium location and attractive pricing - have snapped up 192 units since the development was launched in October last year.
Thomson is traditionally considered an affluent neighbourhood, comprising predom­inantly landed homes. Flanked by three parks, the Bishan – Ang Mo Kio Park, Lower Peirce Reservoir Park and MacRitchie Reservoir Park, the area is shielded from the hustle and bustle of adjoining neighbourhoods.

Thomson Impressions' low-density sur­rounding also means that most of its units would enjoy unobstructed views of the parks’ lush greenery, making each home a soothing respite for the busy urbanites. The natural sur­roundings flow seamlessly into the development, as its thematic spaces are created with visions of forest and tranquillity.
Despite its privacy and exclusivity, Thomson Impressions is situated on the city fringe and a mere 15-minute drive from major destinations such as the Orchard Road shopping belt, the Central Business District, Clarke Quay and Holland Village.
The upcoming Bright Hill Mass Rapid Transit station, which is due to be completed in 2020, will enhance the area’s connectivity. Located about 500m from the development, the station will be part of the highly-anticipated Thomson-East Coast line, connecting Thom­son with prominent areas around Singapore including Woodlands Regional Centre, Orchard Road, the Central Business District, Marina Bay and Marine Parade.

Thomson itself is a renowned lifestyle desti­nation and foodies’ haunt. The area is home to some of Singapore’s most popular cafés and eateries such as Habitat Coffee, Les Patisseries, Pacamara Boutique Coffee Roasters, Ngee Fou Restaurant Ampang Yong Tou Foo and The Roti Prata House, which serve both modern and traditional culinary delights.
Most Singaporeans would also be familiar with Thomson Plaza, a three-storey shopping mall that houses more than 150 tenants includ­ing FairPrice Finest, Yamaha Music School, Amore Fitness & Boutique Spa, Popular Book Store, Sushi Tei, Paradise Inn, KFC, Pizza Hut, Starbucks and Koufu.
Nature and outdoor enthusiasts can head to one of the three parks in the vicinity. Explore the rainforest at the Lower Peirce Reservoir Park on the Nature Boardwalk that meanders through the verdant foliage or take a stroll along the tranquil waters to rejuvenate the senses. MacRitchie Reservoir Park, meanwhile, is a popular destination for kayakers and avid joggers.
At the Bishan-Ang Mo Kio Park, the Active, Beautiful and Clean Waters (ABC) Programme has transformed the old concrete canal into a winding stream teeming with flora and fauna. The park offers a variety of community space including cycling and jogging trails and a dog run area. It is also home to the award-winning Aramsa – The Garden Spa and several F&B outlets.
Learning corridor
Most parents aspire to secure a place for their children in prestigious schools to give them a head start in the education race. To improve their chances, many parents choose to lease or purchase a home within the catchment area of their preferred schools.
Thomson Impressions is located around 300m from Ai Tong School, a highly sought-after primary school. It is also within a 2km radius of two other popular primary schools: CHIJ St. Nicholas Girls’ School and Catholic High School.
Raffles Institution, which counts many prominent figures as its alumni, is also within a 2km radius of Thomson Impressions.

Luxury offerings at competitive prices
Small units tend to dominate sales at new launches. Sales at Thomson Impressions, however, have been brisk across unit types. So far, the developer has sold 56 one-bedroom units, 71 two-bedroom units and 61 three-bedroom units.
At $1,400 psf, the units are attractively priced, given their premium location and views. One-bedroom apartments have changed hands at an average price of $715,000, and two-bed­room units at $1.06 million. Other city fringe projects have been priced similarly, or higher, although they are located in a predominantly public housing area.
Thomson Impressions also sets itself apart from competing projects through luxury prod­uct offerings. The living and dining rooms will have full marble flooring of 900mm by 600mm slabs with matte finishes, which are larger than the typical 600mm by 300mm. Bedrooms will have timber flooring and master bathrooms will incorporate marble feature walls and vanity tops.
As a mark of luxury, each unit at Thomson Impressions is carefully planned to offer generous space. Common bedrooms are designed to be large enough to fit a single bed and study desk or a queen-sized bed. The master bedroom, meanwhile, is big enough for a king-sized bed.
For investors, the project’s exclusivity, comprising just 288 dwellings, will work to their advantage as there will be fewer units competing for tenants. Even though it is low-den­sity, Thomson Impressions offers an extensive range of facilities, including a tennis court, 50m lap pool, jet pool, kids’ pool, gym room and maze garden.
Another draw is the limited competing projects in the vicinity, as most of the units from recent launches have been substantially sold. Furthermore, no Government Land Sales parcel has been made available in the area since the sale of the Thomson Impressions site.
