9 New Condos with Best Transport Connectivity

In our last article ‘9 condos you buy for convenience’, we identified new launches surrounded by amenities that satisfy residents’ entertainment, educational and other needs. Apart from convenience, transport connectivity is of utmost importance when it comes to choosing a property for investment or to live in.

Using a similar algorithm as that used to identify the most convenient condos, we account for the marginal returns for 3 variables - MRT, LRT and bus stop within 500m of respective developments. For example, having a MRT interchange at your neighbourhood is more beneficial than the combined effect of five bus stops and one LRT station. Additionally, we also take major arterial roads and expressways into account in identifying these condos.

Core Central Region

1. Sophia Hills Standing on Mount Sophia, this prestigious new launch by Hoi Hup Realty is well located within prime district 9 in the CCR while tucked away from hustle and bustle. The residents of Sophia Hills can enjoy easy access to the entire Singapore as MRT stations and major arterial roads are closeby. Dhoby Ghaut MRT station, an interchange station of the North-South Line, North-East Line and Circle Line, is just 3 minutes’ walk from the condo. Little India, Rochor and the upcoming Bencoolen MRT stations are conveniently located within walking distance too. The upcoming development can also be easily accessed via CTE.

2. The Rise @ Oxley
Oxley Holdings’ latest project The Rise @ Oxley is a mixed development comprising 120 luxury residential units and two levels of retail space, nestled in the fringe of Singapore’s downtown core. It is well connected to a wide array of transport nodes in the vicinity. Somerset, Dhoby Ghaut and the upcoming Fort Canning MRT stations are just a stone’s throw away. Those who drive will appreciate the convenient access to the CTE.

3. Robin Residences
Robin Residences by Sing Holdings is a 134-unit freehold condominium strategically located on Bukit Timah Road in District 10. The luxury development is a short stroll from Stevens MRT station, currently serving the Downtown Line. The station is slated to be an interchange station with the Thomson-East Coast Line in 2021. Major arterial roads in the area include Bukit Timah Road and PIE.

Rest of Central Region

1. The Poiz Residences Developed by MCC Land, The Poiz Residences is a mixed development located right besides Potong Pasir MRT station. It comprises 731 residential units and a commercial podium – The Poiz Centre with 84 shop units. The condo also enjoys good connectivity via major expressways such as the CTE and the PIE.

2. Alex Residences
Alex Residences by Singapore Land Limited is a 429 unit development at Alexandra View in Bukit Merah. It is within 300m from Redhill MRT station of the East-West Line. For vehicle owners, the project is also well-connected to various parts of Singapore via Alexandra Road and AYE.

3. Sims Urban Oasis
GuocoLand’s Sims Urban Oasis is located at Sims Drive. It is within a five-minute walk to the Aljunied MRT station and one MRT stop from the Paya Lebar Interchange Station. With a host of boutique bakeries, artisanal coffee shops and hipster cafés, the area is fast becoming a trendy hangout place. The development comprises 1,024 units that will cater to various resident-types from young couples to multigenerational households. Sims Urban Oasis is also well served by the PIE and the KPE.

Outside Central Region

1. Hillion Residences Hillion Residences by Sim Lian Group is a mixed development at Jelebu Road in Bukit Panjang. It consists of residential units and retail space, integrated with the bus interchange and linked to the Bukit Panjang MRT/ LRT station. For those who drive, the development is accessible by major arterial roads like Upper Bukit Timah Road and expressways such as KJE and BKE.

2. Stars of Kovan Stars of Kovan by Cheung Kong Property is a mixed development comprising 390 residential apartments, 5 strata terrace units and 46 commercial units. It is located on Upper Serangoon Road, just across the road from Kovan MRT Station of the North-East Line. Kovan Bus Terminal is also within walking distance. Residents working in the CBD can enjoy a short commute of just 15 minutes by car via the KPE.

3. The Glades The Glades by Keppel Land is a condominium with a luxurious metropolitan concept located on New Upper Changi Road. The development will be linked to Tanah Merah MRT Interchange via a sheltered walkway. Professionals working in Changi Business Park and aircrew in Changi Airport are within two train stops away from their workplaces. Good connectivity to PIE, ECP and TPE makes travelling to and from The Glades a breeze.
